Which regions does BLD Construction serve?
We are based in İzmir and take on industrial facilities, residential and building construction, infrastructure works and commercial building contracting across the Aegean Region and Turkey.
What does turnkey construction mean and what does it cover?
We manage the entire process with a single point of contact — from design and permits to structural and finishing works and electrical, mechanical and fire systems — and hand over the building ready for use.
What kinds of projects do you build?
Industrial facilities (factory, OIZ, logistics warehouse), residential and building construction, infrastructure works, commercial building contracting; plus project management (PMO) and technical consultancy on behalf of the client.
How does your construction process work?
A documented seven-stage process: preliminary meeting, site survey, feasibility and budget, contract, engineering design, site execution, handover and warranty. See our Process page.
What is project management (PMO)?
Even when another firm carries out the construction, it is the independent service through which we monitor schedule, budget, progress payments and quality on site and report monthly on the client's behalf.

Questions About Our Services
How long does a factory or industrial facility take to build?
It depends on size and structure type; a mid-sized factory or warehouse takes roughly 6–9 months. Steel-frame buildings go up faster than reinforced concrete. We give the exact duration in writing in the contract after seeing the project and the site. See our Industrial Facilities page.
Steel frame or reinforced concrete — which is better?
It depends on your business. For large, column-free production or storage areas that need to go up quickly we usually recommend steel; for facilities carrying heavy loads or requiring high heat or fire resistance, reinforced concrete. In the preliminary meeting we assess together which is more economical for your needs.
I'm building in an OIZ — do you handle the permits and approvals?
Yes. We coordinate official processes on your behalf: municipal and OIZ permits, the building inspection contract, electricity-water-gas subscriptions and the occupancy permit.
What kinds of residential projects do you build?
We deliver villas, detached houses, multi-storey apartments, mass housing and residence projects on a turnkey basis. Every stage is included — from structural to finishing works, mechanical and electrical installations to landscaping. See our Residential Construction page.
Do you build under a land-share (flat-for-land) model?
We evaluate this on a project basis. If you are considering a land-share model for your plot, we work out the feasibility together in the preliminary meeting and recommend the most suitable model.
What infrastructure works do you carry out?
We carry out roads, sewerage, stormwater drainage, drinking-water lines and OIZ/site internal infrastructure. We handle both urban infrastructure and the internal infrastructure of industrial plots. See our Infrastructure Works page.
What does commercial building contracting cover?
It covers the structural and finishing construction of offices, stores, shops, showrooms and similar commercial buildings. Optionally we also carry out interior design and installation works. See our Contracting Works page.
Do you do renovation and refurbishment work?
Yes. We also take on refurbishment work such as renovating, strengthening or reconfiguring an existing building or workplace.
Another firm is building it — can you just supervise?
Yes, our project management (PMO) service is exactly for this. Whoever carries out the construction, we supervise schedule, budget, progress payments and workmanship quality on site on behalf of the client and report to you regularly.
Can I get technical consultancy on its own?
Yes. Even if you don't build with us, we provide feasibility studies, tender file preparation, specification writing and independent technical inspection as standalone services. See our Technical Consultancy page.
What does a feasibility study include?
Before the investment decision, we carry out a preliminary assessment covering plot suitability, approximate cost, duration, risks and a return estimate — so you see a numerical picture of the project before breaking ground.
Contract, Budget and Warranty
How can I find out the approximate cost?
We start with a free preliminary meeting. We listen to your needs and produce a rough budget range and roadmap; as the project becomes clearer we break the cost down item by item.
Can the price change later — are there surprise costs?
Scope, duration and price are set out in writing in the contract from the start. If extra work is needed, we get your approval on the price first and then begin — we don't spring hidden costs on you.
Is the work guaranteed?
Yes. A structural and workmanship warranty is given in writing in the contract after handover; the scope and duration of the warranty are set according to the project type.
